The Vision Behind the Village


Old World Village was the brainchild of Josef Bischof, a German immigrant who arrived in the U.S. in 1952 with a dream: to bring the magic of European village life to California.


After co-founding Alpine Village in Torrance, Bischof set out on his own to build something more personal, an intimate, mixed-use community where shop owners could live above their businesses and neighbors felt like family.


His vision took root in Huntington Beach with 53 live-work units, governed by a homeowner’s association and designed to preserve that Old World charm.


Stucco buildings, imported lanterns, and cobblestone walkways invite guests into a timeless world, a striking contrast to the nearby surf culture.
